Story of a Bad Landlord

This story was sent to CHAI recently. This landlord has a long history of treating tenants unfairly. She has many complaints and court cases pending agianst her, yet her behaviour continues.

A tenant paid the full damage deposit of $880 to Brenda Klassen of Sonchris Developments on March 22. She also provided 4 letters of reference and proof of insurance. A one year lease was signed, but no copy was given to the tenant. The deposit cheque cleared the tenant's bank account on March 23.

Since then, despite numerous attempts to speak with Ms. Klassen, informing the police and obtaining the services of a lawyer, the tenant has not been able to aquire the keys to her apartment, or a refund of her deposit.

Wow, this is crazy. Sarah is right I too have witnessed Brenda accosting an individual on my floor, and it wasn't pleasant, and let me say, this individual, had enough and left the building. Like others already are. Sarah is right, she has turned of the fire alarms, and has had the boiler hooked up with a faulty extension cord and some copper wire. Hmmm. I am starting to think our saftey is at jeopardy.

There is another individual on my floor, who actually will be bringing this to the media relatively soon. He has had enough, just as much as everyone else has.

Files have been sent, to Alberta Services, and lawyers have been called for legal advice. This is a serious issue and needs to be addressed immediately. Every tenant that's currently living at the 325 2nd ave building, needs to get together and support this, she can not have a liscence to operate as a property owner, she is mentally unstable and aggressive. She is a liar, and a cheat and will try to bully and intimidate you verbally.

I have witnessed far too many times, this mean spirited 78 yr old bag of hostility, rip other tenants down. I have heard straight lies from her mouth and she has tried to lie to me.

For anyone considering renting from this woman, DONT. if you are in the unfortunate situation of being a current (or recently previous tenant) document everything from phone calls to rental payments to a loose screw in your door knob (this is no exaggeration) I had the opportunity to video tape Brenda Klassen committing fraud by altering the inspection reports after they were signed,

Brenda Klassen will typically do this on Move out inspections to try and bill for frivolous damages that you do not sign on the report. ( do a close up photo of BOTH sides)

She will re-bill for damages that were already present in the unit prior to you moving in (ie stains on carpets or doors not working properly) heck I have even seen her bill out a tenant 300.00 for having frost in the freezer. Again I am not exaggerating.

Know your rights; Service Alberta has an online complaint submission as well as a toll free number to ask ANY questions you may have on possible violations. I would highly recommend reading the Tenancy Act in full.

When you do move out make sure to cancel any outstanding cheque that may have been issued for future rental payments. She pre-deposits them and they may continue to be withdrawn.

As well her currently lease is a MONTHLY lease and not yearly unless she smartens up and adds a term to the lease.

Just because the lease states that when you give notice to move that your notice will also act as permission to enter the unit for viewing/repairs does NOT make it OK for her to enter WITHOUT 24 hours notice, the 24 hours notice is the law not what Brenda puts in the lease. She also has a habit of believing that her trying to get tenants to “sign away” their rights will hold up in court.

SO I have covered fraud, theft and trespassing and this is only the surface of what she is capable of doing,

I hope this reaches any prospecting tenants to save you the destruction of your search for a safe and peaceful home.

Hi there,

I'm having some serious issues with this very landlord currently. I'm wondering how I can find out more information on these complaints and court cases pending against her... Is this information publicly accessible?
In any event, she has caused myself and my roommates much grief already, and I anticipate more trouble as we approach our move-out date...

She has been verbally abusive, has falsely accused us of various things, and has failed to fix any of the major issues we've had with the apartment. We still do not have our damage deposit receipt, and I fear she is going to scam us of our damage deposit (which we deserve to have back!). She is a crooked woman, and has no business being a landlord any longer.

If anyone has any more information about Brenda, please let me know.
